ABOUT US

Natelli Communities is headed by Tom Natelli and his sons Michael and Tom Jr. Together, they have built Natelli Communities into one of the most respected and accomplished privately held real estate development concerns in the nation. A third generation company, Natelli Communities is guided by the principles of the late Anthony M Natelli, father and grandfather, who is remembered as one of the Washington area’s prominent real estate developers until his passing in 2004.

By focusing on excellence in all aspects of design, development, construction and managerial processes, the company has consistently developed the best-selling master planned communities in their operating markets. Thoughtful Planning, Timeless Design, and Attention to Detail are the hallmarks of their award winning reputation. The company is well versed in local and regional planning, regulatory, market, environmental and development matters, and principally acquires unimproved, un-entitled property in the Mid-Atlantic and Southeast region for long-term development.

Natelli Communities develops a vision for each property, seeks the input of local communities and other interested parties, undertakes the rezoning and entitlement processes and physically develops the properties into finished communities. Residential, retail and office components are sold to national and regional builders under coordinated programs that govern the type, style and level of finish of each of the products constructed by third parties. Natelli builds some of the products through its affiliates, Main Street Homes, Main Street Commercial and Natelli Homes.

Natelli Communities has developed over 25,000 homesites and several million square feet of office and retail space. Communities range in size from several hundred to several thousand units. The company has received dozens of local and national awards including the “Award for Excellence” for Avenel in 1996 for best planned community in the nation by the Urban Land Institute, and “Best Community in the Nation” by the National Association of Homebuilders for Bay Forest in 2018 as well as Washington Metro Environmental Developer of the Year and Suburban Maryland Builder of the Year.

Thoughtful Planning, Timeless Design, and Attention To Detail. These concepts in large part capture the essence of our company’s operating philosophy. After having developed properties for over 40 years now, we’ve come to believe there are fundamental principles that should drive our development efforts, if we are to achieve our goal of creating great places that home buyers and business owners will seek out over all others.

 

AT THE OUTSET - Because we develop large-scale communities, we realize that we bring tremendous change to the local communities that were already there before we arrived. We realize that it’s important to hear from those living and working in these communities at the outset, so we can better understand their concerns and observations and so we can incorporate their suggestions into our development plans, to the extent reasonably possible. If we can do it better than we thought, we ought to consider it. If we can reasonably mitigate the impacts, we ought to accommodate it.

 

IT WILL BE THERE FOR A LONG, LONG, TIME - We also realize that what we design, and implement will ultimately become part of the built environment that others will experience, for perhaps the next 75 or 100 years, until redevelopment occurs sometime in the distant future. We can design our communities thoughtfully and execute them well. Frankly, given the significant role we play in helping to create the fabric of the local communities in which we operate, we have an obligation to those that are there now, and to those that come after us, to do it well.

 

THE MOST IMPORTANT INVESTMENT – To move into one of our communities means that an individual or family has made a life decision to choose an environment created by us in which to raise a family, share a home, shop, work, relax, enjoy, simply live. This is a fundamental decision that bears on almost all aspects of a person’s life. It’s vital to them, it’s vital to us.

 

FIND THE RIGHT BALANCE – Trends come and go, but true quality is lasting. Some innovations in design and materials make sense, and some come at too great a price, too great a compromise to the quality of the built environment. We take a thoughtful approach to preserving the environment and to finding balance between the needs of our residents and appropriate preservation techniques and systems.

 

WHAT WE DO

  • Acquire unimproved land for long-term residential and commercial development

  • Develop residential and mixed-use community designs based on local preferences and market demand

  • Work with local residents and jurisdictions to rezone and entitle the property for development

  • Develop product standards and design criteria to guide the aesthetics of the built environment

  • Establish community governance and guidelines for long-term management and preservation of value within each community

  • Construct the community infrastructure, including water, sewer, roads, stormwater management, lakes and ponds, community buildings, clubhouses and other shared facilities

  • Manage the full build-out and completion of all aspects of the community

  • Convey improved residential and commercial building sites to selected builders and users

  • Construct residential and commercial buildings within select Natelli communities

1973

Anthony M. Natelli establishes Potomac Investment Associates, a real-estate investment firm that would soon become one of the Region's most prominent residential development concerns.

1985

Potomac Investment Associates begins transforming the rolling hills of Avenel Farm in Potomac, Md., into a luxurious estate community surrounding a championship PGA Tour golf course, known as TPC Potomac at Avenel Farm. By its completion in the mid 1990's, Avenel was known as a premier address in the Washington Metropolitan area

1993

Natelli merges his firm with his son Thomas’ real-estate company to create Natelli Communities.

 

The formation of Natelli Communities included two affiliate homebuilding entities: Main Street Homes to build quality, detail-driven homes and amenities for large-scale Natelli developments; and Natelli Homes & Renovations, a boutique custom home builder focused on smaller projects demanding high-end luxury homes and remodels.

1995

Thomas Natelli is named president and CEO of Natelli Communities while his father remains active in the company's affairs until his passing in 2004.

1996

The Urban Land Institute awards Avenel with one of the highest honors in the development industry: The "Award for Excellence" for the finest large-scale residential planned community in the nation.

1997

The City of Gaithersburg approves Natelli's plans for the development of Lakelands, a neo-traditional community of 1400 homes based on the design principles of small towns in the early 1900s.

1999

Natelli Communities breaks ground for the development of Villages of Urbana, transforming the once rural town of Urbana into a true destination point between Gaithersburg and Frederick, Maryland with several thousand residential homes, commercial and retail areas.

2002

Natelli Communities is named "Environmental Developer of the Year" for Innovative Wildlife Protection Efforts for the Lakelands community.

2008

Tom Natelli develops innovative programs to provide ongoing sources of funding for non-profit community organizations. The programs have involved the local development and homebuilding community in making project specific, success-based contributions to charities in the local communities in which the projects are based. These programs have generated several million dollars of non-profit contributions for non-profit enterprises in the region.

2013

Natelli Communities enters the Southeast Region with the development of Falls Grove, a 340 large acre residential community, just 17 miles south of downtown Nashville, Tennessee. Several communities follow.

2017

Natelli Communities continues to expand into the Southeast region with the development of Channing Park in Cary, North Carolina. Other project locations in Raleigh, Durham and Wake Forest, North Carolina are in the infancy stages of development. 

2018

Bay Forest at Bethany Beach is named "Best Community in the Nation" by the National Association of Homebuilders (NAHB).

2019

Natelli Communities launches its first active-adult community, with 600 homes at the Woodlands of Urbana in Frederick, Md.

2020

Natelli Communities receives the green light from the City of Frederick for a second active -adult community , Bloomfields, with 1,300 homes around 15 acres of parkland and trails on the historic Crum Farm in Frederick, Maryland.

2022

Natelli Communities continues to expand into the Southeast region with the development of Allen Park in Raleigh, North Carolina, Lakes at Riverbend in Wilmington, North Carolina, Hope Pointe in South Carolina and Terra Pines in Jacksonville, Florida.

Our affiliated construction companies offer distinctive homes for master-planned communities and custom, high-end residences and remodeling for private clients.

Custom-quality homes for developments in the DC Metro market, Delaware, Maryland and the Atlantic shores, with a commercial division overseeing community amenities.
